Situated within a low-rise residential district in Çekmeköy and framed by dense forestland on three sides, this mixed-use development reinterprets the forest town typology through a responsive architectural strategy. Structured in two primary parcels, the masterplan integrates residential, commercial, and recreational programs within a cohesive and nature immersive spatial framework.
In Parcel A, housing blocks are positioned atop a retail base that recedes into the lower level, creating an uninterrupted pedestrian flow while allowing expansive interior landscape zones to emerge between the buildings. A fractured block formation introduces visual porosity, enabling soft spatial transitions between residential and communal realms.
Parcel B comprises residence blocks atop a terraced shopping base, featuring a cascading profile that opens toward green axes. The broken massing reinforces the visual and spatial connectivity of the site, ensuring that panoramic views and natural ventilation are maintained across the development.
Natural materials such as timber cladding and terracotta roof tiles reinforce the project’s contextual sensitivity, while wide balconies and light-permeable roofing structures enhance the indoor-outdoor living experience. The hipped roof silhouettes blend harmoniously into the forest backdrop, providing architectural continuity and human scale coherence.
Anchored by a commercial spine lined with large and small retail units, the project incorporates a range of public functions, including a mosque, wellness and sports center, theme park, and elevated skypark. Botanical gardens, hobby zones, and open courtyards punctuate the lush landscape, cultivating a collective living environment that is both serene and socially vibrant.
