Located in Bahcelievler District of Istanbul, Turkey, NEF Bahcelievler Complex is currently under construction. At the intersection of Merter Square Shopping Center, alongside the Sehit Ibrahim Koparir street and Mehmet Akif road, right across from the Merter Tramway Station with a distance of 5 Km from the E-5 highway, NEF Bahcelievler has great potentiality in terms of commute as it is located at a very central busy area of Istanbul. Consequently, as the project’s typology is mixed-use mainly housing, decisions of making the design rather isolated and quite in comparison with its busy environment. This has been achieved by building several high-rise towers instead of having an abundant amount of low-rise structures, allowing for much larger open landscape areas that would contribute to atmosphere and the view of the area. 25 of 45 acres of Nef Bahcelievler’s land consists of specially designed landscape.

The 9,000 squaremeters terraces and floor gardens in the project carry the nature into the houses. There is also a 20.000 squaremeters parking area in front of Nef Bahcelievler. On the other hand, areas such as giant pools, special design street lamps, clock towers, ceramic and carpenter workshops, mini greenhouses, wood ovens and pop-up shops are designed with smart, sustainable and comfortable apartments for a prestigious living space.

The central area of the project was designed to provide the visual continuity of the green with the public recreational area in front of the settlement, and this area has been put forward as the “green focal point” of the environmental zone if necessary.

With Foldhome concept, all the rooms that do not fit into a house can be folded in. This architectural approach, with 24 different room concept, is carrying the all features that a house of 5000 square meters can have and allows you to include your personal areas in the home.

The word Bahcelievler in Turkish translates to “garden houses” which occupy most of the area therefore its intended to spread this concept throughout the project from landscape design, green balconies and terraces to environmentally friendly materials, marking it to be the “green” project of its region.

Concept

The project along the Aegean Sea is designed with inspiration from nature and local architecture in terms of location. Creating an olive branch with its leaves joined to the green and blue altar with residential units spread out in the area. It is provided with pedestrian and vehicle bridges reaching the entertainment, trade, sports and hotel units opposite the Havran River. A living architecture is aimed with the units continuing circulation in nature and responding to different needs.

Havran River serves a crucial function in the project site for many years, however in the project, river have even more usage while dividing the functions and characteristic zones between, enriches the recreational areas and defines the project as a part of the Mediterranean culture.

In the project area, low rise villa type buildings are designed based on the local architecture of the region. Southeast of the area has been proposed as an area where solar panels will produce energy for the settlements. Material used in buildings are designed to integrate within the urban fabric. Design language of the houses, at the borders of the project have taken inspirations from local vernacular architecture.

While main vehicle axis passes through the project site, it is used as a divider element to segmentation of various parts and functions in the project. The western part is fairly pedestrian-oriented, with increased circulation between north and south axis through pedestrian bridges, urban facilities, recreational zones and intersections with the shore area.

Commercial element of the project is scattered in the project in a very subtle way. Throughout various pedestrian axis and recreational areas, cubicle masses are placed within the texture. At the east of the project there is a sports facility between the mosque and housing complex.

In the project area, white and low-rise villa type buildings are designed based on the local architecture of the region. Southeast of the area has been proposed as an area where solar panels will produce energy for the settlements.

Kartal Office Project is located in Kartal District of Istanbul city. In the design process of the office, the priority was to be sustainable for improving working standards and at the same to be technological for adapting to the new world order. The two pieces are interwoven and created a corridor of human and nature circulation that connects the pieces together. In the form of mass, two slits were created and oriented to the road and the sea.

In order to raise employee happiness and workplace standards, common areas are often featured on the floors of the project. In order to meet quick coffee breaks and to get together, it is desirable to design a building where the connection with the outside world is not interrupted.

Park Adana Shopping Center, with a construction area of 140.000 square meters, located in Adana Province of Turkey. The city is famous for its orange trees which in turn impacted the design approach of the project to make its façade resemble said trees implying a nostalgic atmosphere to its visitors. Similarly, the area is located on an aqueduct therefore natural movement of water were presented on the design resembling the aqueducts character which is spread around the city’s ambience. The project is located at a meeting point between two main axis such as the Oxus and Jaxartes rivers. At the beginning of the design period, investors wanted to build a city entertainment center, which is relevant to its context and respectful to its user requirements.

Besides the new and distinctive shopping experience, organized sitting areas were distributed at the main entrance creating a new living space enriched with recreational areas including botanical gardens and fountains, all had participating to highlight the entrance to the building. Visual continuity was implemented between the stories to help ease visitors circulating the premises, crowned by a glass dome skylight the design is illuminated through all its stories, which contributed to minimizing its energy consumption.

Underground spring waters have been added to the project design as an environmentalist approach, also rain water is collected by a designated system, the collected water is brought in so it can be used in the heating and cooling systems and landscape irrigation.

When the shopping mall opened, it quickly became a landmark of the city, achieved by bringing important brands which were unavailable at the time. Park Adana is now an important node providing many functions varying from food courts, cinema and entertainment centers, retail stores fitness center making it a perfect meeting area in its location.

Due to the location of the Park Adana Shopping center with its hot weather and its proximity to the airport, acoustic and heat performances were primarily taken into consideration during the selection glass material, and the technical specifications were evaluated by criteria such as outward reflection, shading efficiency, solar factor, daylight permeability and thermal conductivity to ensure maxim indoor comfort.

On the facade transparent materials are used as much as possible to transfer citys dynamism to users and second wall which surrounds the glass body is designed to transfer buildings dynamism to the city. Floor gardens designed in office units create comfortable spaces for users.

East and North facades of the project can be seen clearly from Piyalepaşa Boulevard. Because of the sloping topography of the region and altitude of the building, the project is one of the obvious parts of the city. Recreation area in the north side increases the relation with Piyalepaşa Mosque, also the importance of the project.

A project in Bayrampaşa, is close to Bosphorus Bridge, Gaziosmanpaşa Municipality and wholesalers bazaar, also the area has favorable transportation system such as tram, bus. There are education and health centers near project area.

According to costumer requests the project has different levels; first levels are designed as mall, upper levels are designed as residence. Public spaces on top of the buildings are designed to increase the social interaction for both, the project inhabitants and the whole area inhabitants.

There are two corridors in ground floor where the malls are, and one corridor in the first floor. Along the corridors, street culture referenced from Europe is reflected in shop fronts and windows. Corridor in the middle, while visually inviting people around the project in the most elegant way, is being a multifunctional passage with providing transportation to other parcels, and intending to bring potential costumers to project. Organic walking area with extremely modern lines and transitions placed on the ground floor and has added harmony to the project.

Project which has caught its visual aesthetic; has added splendor to the environment with different colors, materials and tissue transitions. In residences, balconies with glass railings and wood textures are the first details that take attention. In the middle of the parcel, waterways identified as the main and seperating axis, lead to a perception of nature with living plants.

The project is located parallel to the Şişli TEM highway, within the forest, at a distance that can be considered as a neighbor to the industrial zone and Türk Telekom Arena. At the same time, this area which can be called as central in terms of location is also very close to Dolmabahçe Tunnel, Atatürk Airport, Bosphorus Bridge and FSM Bridge.

Commercial, residential, social activities, education, health and religious units were included in the area. This dwelling located in the forest is capable of distribution and orientation to the city in terms of location and offers a natural life design in the center of the city. The design approach of the project, which will serve in this center, is to create a town effect with lagoon in forest and mountainous areas. For this reason, there are often water effects and green color dominance in the area.

As a concept throughout the project, we come across town-type houses and structures. In this architectural approach, which starts with the perception of life intertwined with nature, it is possible to see broken roof systems, terraces and wooden facades. The buildings are positioned optimally on the main axes and the public structures within the project are connected to each other. The common characteristics of these buildings, which have different characters and typologies, have been settlements and their way to the forest. These buildings, which were designed with completely modern architectural approaches, were supported with wooden mass movements and the aim was to create a perception of area determination. The carriageway passing through the middle of the campus is designated as the main axle and the pedestrian roads around it are defined with wooden floors. When the overall project is considered, it is seen that white and tones are dominant. The reason for this is to integrate the warm and rustic effect of wood with the dynamism of the city and provide a modern appearance.

Baskent Emlak Konutları Project is located in Ankara, the capital of Turkey. The project, which takes its name from the Mühye Village of Ankara where it is located, draws attention with its proximity to the city center. It is surrounded by Middle East Technical University, one of the best universities in Turkey, and a large forest area. The project, which draws attention with its proximity to the transportation axes, is located in one of the most unique areas of the city. The Project, which was built on the top of a lush valley, is located on the topography, looking over the valley from the top. And it rises on the border where the city texture and the green meet. Thanks to these features, it is aimed to design a project, where each building is presented with a unique view, that is away from a “hyper” mental but close to an architectural understanding that is in harmony with nature.

While designing the Başkent Emlak Konutları Project, it is creating a self-sufficient living space in the city was planned. In this context, it is desirable to design a project that has social spaces, educational institutions, mosques, shopping areas, and at the same time with intelligently designed apartments. At the same time, the project should be in harmony with the topography where it is located and the green horticultural areas within it should not be damaged.

In the project area, the structures were placed in accordance with the slope and therefore the excavation costs were reduced to the minimum. In addition, it is important that the buildings are located in a countryside environment like rural Ankara, where the buildings are directed to the south and light is taken, which will save energy. Sustainability is supported not only by rainwater harvesting and gray-water systems, but also by the conservation of green spaces around the project area.

In the future mega-projects, it is very important to give people not only a living space but also education, religious and social rights. Only this way, self-sufficient spaces can be created. And these areas address the entire region.

While designing the project, firstly, a stop-point concept was set up between Erciyes and the cityscape. Since the project area is inclined, it is necessary to make the best use of the slope in order to use the landscape concept. This constitutes the physical concept of the project.

It is desirable to design a meeting area and an activity center where more young generations can come, considering the expansion of the capacity of this place, which is a known restaurant area currently with a unique location. So while eating in different restaurants around the area, a space where many people can come together is designed.

A project, supported by trade units and landscape elements, shaped by the use of natural slope, enriched with public spaces was designed.

In this project, the landscape is based entirely on the construction of a street texture. In this project, which will be designed with the logic of ‘non-gated housing’ and live outside life, there are surprise streets formed by blocks and a large square. These ‘public’ areas are the most important axes opening to the shopping street constructed within the project area. The design of the benches, lamps and signs that form the texture of the street should also support the concept. The spaces formed between the blocks are to create parks, commercial areas, hard floors, landscaping areas and living spaces that integrate with the city.

Large showcase of shops complement this street texture. The pavement design, which can be neglected in gated site design, is in an important position in this project which is planned to be intertwined with city life. The pavements are designed as spaces that expand into places.

With this feature, the pavement can serve as an intermediate space in some places directly from the street to the apartment.
