For “Imar Iskan Blocks” which are located in the district of Ataşehir near the TEM Highway and bordered by Ümraniye, a transformation has become a necessity because of the sismic risk and worn buildings. When looking at the project area from the outside, it is important that the project has a design that invites people in.

For this reason, while the project was directed at the TEM Highway along with all the landscape design, the functions available to the inhabitants of the surrounding area was placed on the backside. In this respect, a sustainable design has been made both architecturally and functionally.

Concept

The project is located in the Pendik district of Istanbul. The concept is based on the idea that users can create their own home according to their needs. It is aimed that the plan solutions in residential blocks are flexible, minimal and functional.

Designed in residential blocks, the user-friendly private function rooms offer a functional and economical solution for those who live on small square meters and need more space in some times. For a small core family, the children’s playground can be used as an activity area. It offers a solution for the residents who do not have enough space for guests when thinking about the importance of visiting our culture.

The project area is located in the Fikirtepe Quarter of Istanbul’s Kadıköy District. The project has sports areas that are resolved together with the green areas in the plaza part, and it is insulated from the heavy human traffic under the basement. Because of the absence of any tall buildings around the pro- ject area, all the facades of the building to be built are very valuable. It dominates the sea view from the south and west facades.

The project area is connected to the general pedestrian and vehicle entrance, which is adjacent to the Fikirtepe Metrobus station in the south.

Erciyes Pediatric Hematology and Oncology Hospital, not only for the city of Kayseri, which is also a very important project for Turkey. The project area is located within the boundaries of Erciyes University Hospitals in Kayseri, which is approximately 4 hours away from the capital city, Ankara. There are only 5 hospitals in the city with an oncology unit, only 2 hospitals with a child oncology unit, and one of them is a private hospital and can not address the whole community. In this context, Pediatric Hematology and Oncology unit planned as an addition to the Children’s Hospital to become Turkey’s largest and most comprehensive pediatric hematology and oncology hospital, which has a great importance for the entire country.

DESIGN APPROACH

From the analyzes made in the project area, 5 points to be emphasized in the design were determined. These are,

  • Based on the proximity of the project area to both the bus and tram stops, it is necessary to design the entrances and exits in such a way that access is easily ensured.
  • The hospital to be built in the project area needs to be connected to the main building since this oncology unit will be constructed as an extension to the main children hospital.
  • The patient rooms must not look to the north in the hospital unit to be designed in the project area. For this reason, the view of children’s play areas, patient rooms and children’s common areas should be to the south, the building core and entrance areas to the north.
  • Due to the treatment of patients who will stay in the project area, the creation of hepafiltered areas within the hospital is a priority issue in terms of a healthy treatment.
  • Since the occupants of the structure and its main function is oriented towards children, a child-friendly, colourful and comforting design is set to envelope the function which would usually repel children. Rather making it a welcoming home-like environment.

Avrupa Konutları a brands created by Artas Construction, which is one of Turkey’s biggest construction firms and the name means “Europe Houses”. In this sense, Avrupa Konutları Yamanevler project is the first project of this brand to be built in the Anatolian part of Istanbul. The project is located in Ümraniye, one of the biggest districts of Istanbul. The region which is closer to the Ataşehir District, where the socioeconomic status is better, is also very close to the European side and the a class office areas through the bridge connection. The Yamanevler district, where the project is constructed, is one of the most central places of the province. In the region, there are small trade, industrial areas and business centers that have been transformed from those areas. The project area is also built in such an industrial area that has remained ineffective.

There is a university area on the neighboring parcel of the project area. There is no branded housing project in this area. For this reason, the Yamanevler project is planned to increase the number of branded residential projects in the Ümraniye region where the transformation has started and to make the region a prestigious area.

The project will develope the region and add value to the location in terms of the content and the possibilities it provides. The plot area is 61.000 m2 and the total construction area of the project is 472.000 m2. When the project is completed, there will be 1672 units, 2 office blocks and trade areas, and approximately 5000 people daily.

Towards the highway, there are outdoor sports facilities at the end of the ongoing project with residential areas and large landscaping areas. Designed with a modern architectural approach, the blue and reflective glass material used to refer to the sky is used because it is higher than the surrounding buildings in the front of the project. 90% of the landscape in the project area consists of green areas and water elements.

Avrupa Konutları Yamanevler

The Avrupa Konutları Yamanevler Project is the first branded housing project around. The region has started to develop as a locality. However, the presence of decentralized empty industrial areas in the region has allowed the region to not enter the capital of the investors. For this reason, the project here will open up the investments in the region. It will provide more jobs to people living and working here. They will offer them a social center and a meeting area.

The project area is located in Maltepe District of Istanbul. The size of this old military territory is about 11 million square meters. At the beginning of the project, 50% of the land left completely to the greenery.

With active green areas designed in the built environment, 80% of the land is protected. In the project a variety of facilities, including residential areas that address different socioeconomic levels, office areas, education and health areas, parks and sports areas and trade areas are combined. A main road that passes through the project area creates accessibility by connecting the south and north of the region.

Oyak Dragos Residence

The primary aspect of the OYAK Dragos Mixed Use project is positioning of the units according to have an equal view of the sea and the landscape. While determining the layout of the project, the transportation links is taken into account as well.

Entrance of the commercial building and the public area are located open to the main street. While the office entrances are designed on the west side of the project, the most private area of the residences and their common areas are located in the quietest south-eastern part of the project site. In order to benefit from the view of the region, the buildings are designed as high-rise.
