Base Area Sitting on the Slope

There is a 23-meter elevation difference in the project area and this topography shaped the basic decisions of the design. Topography is divided into 3 parallel regions of 7 meters each and plinth areas are created in these areas. Mass sequences were made on these regions. The remaining 2 meter elevation difference is also included in the project area with its green design.

Low-Rise Blocks

The masses, which are constructed as low-rise and high-rise, are designed in such a way that the low- rise floors are on the inside and the high floors are on the outside. Low-rise houses are placed in the middle area determined at the first stage, and a landscape setup is created.

High-Rise Blocks

High-rise buildings in the project area are placed around the project area and integrated with bases. The circulation axis and entry and exit points in the project area were created at this stage.

Concept

The project is to redesign the FSM neighborhood, which consists of unqualified housing stock and form an urban rift zone, and ensure that it has a holistic relationship with its surroundings.

In the project area, a ring and a linear green corridor areas were designed based on the valley traces and project area boundaries. The areas between the green corridors are designed as residential areas. In total, 27 residential islands were organized. The connection of the project area with the surrounding roads has been provided. 3 main entry points have been determined. Social reinforcement areas and technical infrastructure areas have been placed to meet the needs of the wide residential fabric in the project area.

The project area is located in the north of Istanbul, 5 km from the point where the Bosphorus opens to the Black Sea. It is located on the east side, within the Black Sea to the north, the state forest to the east and south, the Riva Stream to the west and the Beylikmandıra Farm, which is partly a state forest.

The Riva Project has been studied on a masterplan scale and consists of parcel areas with different concepts at the neighborhood scale. Each of the villas and residences in the project has its own garden. At the same time, since each parcel is designed like a neighborhood, it contains various social facilities. The most attractive point of the project, which was designed in the masterplan scale, is the golf course designed with 18 holes.

Concept

Due to the location of the project area, its compatibility with the surrounding buildings has been taken into consideration. The transportation networks surrounding the parcels and transportation directions to the land were evaluated. It was designed taking into account environmental factors, especially the slope and orientation of the land, which is the most dominant natural boundary of the parcel. By evaluating the approach to the lands and public transportation directions, the entrance and exit directions were designed in a way that the easiest and the least intensive traffic. Qualified open areas are designed.

By replacing the green public park area specified in the zoning plan, we achieved three important advantages in the project. Thanks to moving the public area to the north of the project area, we placed the blocks in the southern part, where the height increased, and sat on the topography, revealing 3 layers of bases. The settlement to the south also allowed us to turn our backs to the tall buildings from the back of the plot. In this way, we directed the blocks to a more open area without a tall building in front of them and we provided a view to the blocks.

The project area is on Barbaros Boulevard, the most important street of Besiktas, one of the central districts of Istanbul. The residence units in the project are placed on the back side of the tower, facing the view. The floor gardens in the building offer the users a green that integrates with the natural beauties of Istanbul.
