By reducing the rails as a train maintenance and stopping area, only rails and vehicle roads were designed to replace the train. By adding a train stop to this project area, a bridge that provides direct access to the project area was built. In this project, which provides residential, commercial and social reinforcement areas, noise and sound control is a very important point. Buffer zone was designed to prevent and control this situation. The function of this buffer zone is designed to provide both sports and rehabilitation area and voice control.

The Sismis isolator system is used in the project to absorb the shocks caused by an earthquake which prevent the building from being deformed and damaged.

Malta Mixed Use Project, Skyparks 2 Building Development Project is a mixed use project, which consist of office, commercial and hotel buildings, with a total land area of 4600 m2. The project area is part of a bigger master plan project which contains different stages and located in Malta International Airport.

The masses have been raised and rotated in the project area to create optimum opening between structures and to provide natural air conditioning. The horizontal building with office and commercial uses takes a lot of sunshine according to the sun analysis. Based on this, the canopy was designed at the top of the building to create shaded areas.

In this structure, an atrium is designed to allow an optimum natural light to enter the structure. On the glass facades, shading is provided by the vertical garden. Horizontal balconies are designed in the round block with hotel and office use. In this way, solar control is provided by creating shady areas from the upper floors to the lower floors.

One of the most important issues in the project area is the connection with the airport. Since the project is designed as a mixed use project to accommodate tourists who come here, the connection with the airport is important. For this reason, recreational pedestrian axes is designed between the project area and the airport.

Since creating sustainable and humane living spaces is the main starting point of the project, it was aimed to find the correct site-mass settlement scheme with various environmental analysis methods. Different mass alternatives were evaluated in terms of energy consumption, wind, sun and landscape orientation. The orientation of the blocks, taking into account the wind flow, shadow maximization, ideal landscape orientation, and floor decrements were made. It was aimed to transfer the existing natural texture to residential living areas by preserving the existing trees and increasing the green areas in floor gardens and terrace floors.

Avrupa Konutları a brands created by Artas Construction, which is one of Turkey’s biggest construction firms and the name means “Europe Houses”. In this sense, Avrupa Konutları Yamanevler project is the first project of this brand to be built in the Anatolian part of Istanbul. The project is located in Ümraniye, one of the biggest districts of Istanbul. The region which is closer to the Ataşehir District, where the socioeconomic status is better, is also very close to the European side and the a class office areas through the bridge connection. The Yamanevler district, where the project is constructed, is one of the most central places of the province. In the region, there are small trade, industrial areas and business centers that have been transformed from those areas. The project area is also built in such an industrial area that has remained ineffective.

There is a university area on the neighboring parcel of the project area. There is no branded housing project in this area. For this reason, the Yamanevler project is planned to increase the number of branded residential projects in the Ümraniye region where the transformation has started and to make the region a prestigious area.

The project will develope the region and add value to the location in terms of the content and the possibilities it provides. The plot area is 61.000 m2 and the total construction area of the project is 472.000 m2. When the project is completed, there will be 1672 units, 2 office blocks and trade areas, and approximately 5000 people daily.

Towards the highway, there are outdoor sports facilities at the end of the ongoing project with residential areas and large landscaping areas. Designed with a modern architectural approach, the blue and reflective glass material used to refer to the sky is used because it is higher than the surrounding buildings in the front of the project. 90% of the landscape in the project area consists of green areas and water elements.

The Avrupa Konutları Yamanevler Project is the first branded housing project around. The region has started to develop as a locality. However, the presence of decentralized empty industrial areas in the region has allowed the region to not enter the capital of the investors. For this reason, the project here will open up the investments in the region. It will provide more jobs to people living and working here. They will offer them a social center and a meeting area.

The primary aspect of the OYAK Dragos Mixed Use project is positioning of the units according to have an equal view of the sea and the landscape. While determining the layout of the project, the transportation links is taken into account as well.

Entrance of the commercial building and the public area are located open to the main street. While the office entrances are designed on the west side of the project, the most private area of the residences and their common areas are located in the quietest south-eastern part of the project site. In order to benefit from the view of the region, the buildings are designed as high-rise.

Located in Bahcelievler District of Istanbul, Turkey, NEF Bahcelievler Complex is currently under construction. At the intersection of Merter Square Shopping Center, alongside the Sehit Ibrahim Koparir street and Mehmet Akif road, right across from the Merter Tramway Station with a distance of 5 Km from the E-5 highway, NEF Bahcelievler has great potentiality in terms of commute as it is located at a very central busy area of Istanbul. Consequently, as the project’s typology is mixed-use mainly housing, decisions of making the design rather isolated and quite in comparison with its busy environment. This has been achieved by building several high-rise towers instead of having an abundant amount of low-rise structures, allowing for much larger open landscape areas that would contribute to atmosphere and the view of the area. 25 of 45 acres of Nef Bahcelievler’s land consists of specially designed landscape.

The 9,000 squaremeters terraces and floor gardens in the project carry the nature into the houses. There is also a 20.000 squaremeters parking area in front of Nef Bahcelievler. On the other hand, areas such as giant pools, special design street lamps, clock towers, ceramic and carpenter workshops, mini greenhouses, wood ovens and pop-up shops are designed with smart, sustainable and comfortable apartments for a prestigious living space.

The central area of the project was designed to provide the visual continuity of the green with the public recreational area in front of the settlement, and this area has been put forward as the “green focal point” of the environmental zone if necessary.

With Foldhome concept, all the rooms that do not fit into a house can be folded in. This architectural approach, with 24 different room concept, is carrying the all features that a house of 5000 square meters can have and allows you to include your personal areas in the home.

The word Bahcelievler in Turkish translates to “garden houses” which occupy most of the area therefore its intended to spread this concept throughout the project from landscape design, green balconies and terraces to environmentally friendly materials, marking it to be the “green” project of its region.
