Total Construction Area
Emlak Konut REIC
Residential - High Rise
Considering the proximity of the project area to Dumlupınar Boulevard; It is envisaged that the commercial axis will be maintained at the base level and the use of housing at the upper levels. Integration between the courtyard and the park is aimed, and the plinth facades facing the courtyard are for residential use. It is referred to traditional Ankara houses with a fragmented, horizontal architecture.
The project area is located in the Göktürk Quarter of Eyüp District of Istanbul. It is 30 km away from Yavuz Sultan Selim Bridge and 20 km away from New Airport. Yavuz Sultan Selim Bridge connections increase accessibility to other bridges with Asia.
There are many luxury housing projects in the vicinity of the project which is approximately 1 km away from Göktürk neighborhood center. Considering the surrounding constructions, it was aimed to design a housing project that is not high-rise, has high living standards, meets daily needs and is a whole with nature. Inspired by green roof / green building applications which have many examples in the world, green roof was designed. Green roofs provide both the restoration of the natural environment and energy and insulation efficiency.
In the project area, a large common area design was made in the middle of the buildings. The common area is supported by strong landscape designs, water elements and recreational activities. A social center was designed on the lower floor of water use. Green and under construction are reserved for underground parking.
The buildings designed in the project area have a total of 6 floors including the roof play. When the surrounding structures are examined, it is seen that the design in the project area is adapted to the silhouette.
After all the analyzes made, it has been decided that a total design should be created between TemaIstanbul and TemaWorld Project, so a design should be made on this site which creates a gradual elevation in the section. It is important to plan a landscape that looks at the entire TemaWorld landscape in the project, but it is also quieter and tranquil in itself, with plenty of green water, cafes, and activity areas. It is also important to design the private school designed as a commercial use within the project area. It is important that the apartments that are low rise and spacious with spacious balconies and high comfort in the interior architecture and the prospective project in the project area located in a prominent position stand out among the prestigious projects in the province.
Decisions of the situation in the design phase of the project have been taken in relation to the environment. Blocks were directed to establish a visual connection with the theme park project to be located in the south of the area. In harmony with the topography, the school is situated on the northern front in terms of ease of access, while residences rise gradually in order to provide maximum benefit from the scenery.
Landscape architecture with residential blocks has been set up as a whole. Direct access to each residential block is provided to the landscaping application, which offers visual satisfaction with its organic form of design. It offers an environment where users can socialize with their recreational space and water items.
The housing blocks are confused and gradually placed in the ground, and no structure has been closed. On this site, the residents of the site, who can benefit from the daylight equally, also have easy access to the view.
Zirvekent Project is a housing project in Çankaya district of Ankara, which entirely designed with sustainable criterias. Starting from the water gathering ecological pond in its landscape, the vertical gardens, minimal environmental damage, local tree implementation, to the renewable materials used in the design. Making it intertwine with nature creating a smooth transition from the forest it sets near to, along with the crowded city.
The Emlak Konut REIC
The project is located in the Pendik district of Istanbul. The concept is based on the idea that users can create their own home according to their needs. It is aimed that the plan solutions in residential blocks are flexible, minimal and functional.
Designed in residential blocks, the user-friendly private function rooms offer a functional and economical solution for those who live on small square meters and need more space in some times. For a small core family, the children’s playground can be used as an activity area. It offers a solution for the residents who do not have enough space for guests when thinking about the importance of visiting our culture.
The project is located parallel to the Şişli TEM highway, within the forest, at a distance that can be considered as a neighbor to the industrial zone and Türk Telekom Arena. At the same time, this area which can be called as central in terms of location is also very close to Dolmabahçe Tunnel, Atatürk Airport, Bosphorus Bridge and FSM Bridge.
Commercial, residential, social activities, education, health and religious units were included in the area. This dwelling located in the forest is capable of distribution and orientation to the city in terms of location and offers a natural life design in the center of the city. The design approach of the project, which will serve in this center, is to create a town effect with lagoon in forest and mountainous areas. For this reason, there are often water effects and green color dominance in the area.
As a concept throughout the project, we come across town-type houses and structures. In this architectural approach, which starts with the perception of life intertwined with nature, it is possible to see broken roof systems, terraces and wooden facades. The buildings are positioned optimally on the main axes and the public structures within the project are connected to each other. The common characteristics of these buildings, which have different characters and typologies, have been settlements and their way to the forest. These buildings, which were designed with completely modern architectural approaches, were supported with wooden mass movements and the aim was to create a perception of area determination. The carriageway passing through the middle of the campus is designated as the main axle and the pedestrian roads around it are defined with wooden floors. When the overall project is considered, it is seen that white and tones are dominant. The reason for this is to integrate the warm and rustic effect of wood with the dynamism of the city and provide a modern appearance.
Avrupa Konutları Başakşehir Project with a construction area of 244.325 m² on a land of 72,706 m²; Is located in Başakşehir Province in north of Istanbul. There are many developing large-scale projects around this newly developing region. The land located on the connection roads to New Airport and Yavuz Sultan Selim Bridge is quite accessible.
80% of the project, which consists of 3 parcels, is designed as a landscaping area. It was aimed to design a new living center with 11 blocks, 941 apartments and 27 shops where basic needs will be met.
The project consists of 3 stages, in the 1st stage high-rise housing are dominant, while the 2nd and 3rd stage have low-rise housing and wide apartments. The project, which has a green and water element in landscape design, has children’s playgrounds and social facilities, aims to improve living standards. All of the apartments are positioned to make the most of daylight, while the living spaces and balconies are spacious.
