Located in one of Istanbul’s most densely populated and infrastructurally integrated districts, this project in Bağcılar proposes a compact urban model combining residential, commercial, and recreational layers. Composed of 10 residential blocks across two land parcels, the development merges vertical housing typologies with a vibrant, walkable ground plane.
Urban Context and Access Strategy
Positioned near the European Highway (Avrupa Otoyolu) and in close proximity to Mahmutbey Toll Gates, the project benefits from strategic connectivity to metro, metrobus, and major road networks. Its siting responds to the surrounding urban intensity, while offering an internal retreat buffered by landscape and shared open spaces.
Programmatic Layout and Public Activation
Ground floors of two blocks are fully allocated to commercial uses, reinforcing the relationship between the street and active frontage. Residential blocks are then gradually introduced, supported by a water axis and soft landscape interventions that connect all parts of the site. These green corridors are not only aesthetic but also programmatic integrating permaculture gardens, seating terraces, playgrounds, and social cafes for multigenerational use.
Typological Strategy and Density Management
To minimize excavation and ensure site integration, building masses are terraced in response to existing topography. With a maximum height of six stories, the blocks maintain a human scaled profile while still achieving the desired residential capacity. Spacing between blocks, visual porosity, and orientation toward landscaped voids ensure light, ventilation, and privacy.
Mobility and Open Space Organization
Clear separation of vehicular and pedestrian circulation supports safe access across the site. Courtyards are configured as inward facing communal pockets, where outdoor activity areas enrich everyday life. Parking is distributed via open and semi-covered nodes, without compromising landscape continuity.
A Contemporary Urban Core Anchored in Ecology and Everyday Life
This Bağcılar project does not merely add to Istanbul’s housing stock it reframes density, community, and landscape as mutually reinforcing layers. It offers a replicable model for compact, resilient, and inclusive urban living.
