Located on the eastern corridor of Baku near the Caspian Sea, this multi functional development offers a new interpretation of urban life through a composition of residential towers, low-rise housing, hospitality, office, and public spaces. Defined by a continuous green spine and central landscape axis, the masterplan blends private and public domains through fluid transitions and spatial layering.
Green Continuity and Urban Integration
The project connects to Baku’s existing east-west green corridor, extending ecological continuity through a series of linear parks and water features. While enhancing the micro scale quality of life for residents, it simultaneously contributes to macro scale environmental resilience. The strong landscape narrative is reinforced by the integration of a water axis and vibrant open spaces.
Functional Program and Spatial Composition
Organized around a central urban square, the development integrates residential, commercial, hotel, and cultural functions. The main plaza framed by the hotel lobby, congress center, and linear landscape axis acts as the focal point of public interaction.
While the low-rise housing units are arranged along fluid, landscape infused paths, the iconic residence tower rises at the terminus of the central spine, fragmented into smaller volumes and articulated through sky gardens and asymmetric balconies. This approach creates a distinct identity without dominating the city’s silhouette.
Accessibility and Public Realm Design
The project ensures seamless access for both long-term residents and short term visitors by integrating pedestrian friendly axes, intuitive pathways, and civic landmarks. Surrounding cultural and congress facilities are easily reachable, while commercial units and open spaces support public life and informal gathering.
Coastal Living with Vision
Residential blocks are strategically oriented southward to maximize views of the sea and skyline while minimizing mutual shading. Hotel and congress components are positioned adjacent to each other for operational synergy, while the office and event center are layered with transitional urban elements public canopies, amphitheaters, and transparent ground floors to support visibility, interaction, and urban continuity.
