The project unfolds through four primary stages Marina, Skypark, Beach, and Residence & Office Areas each defined by a unique programmatic identity and spatial character. While initially differentiated through their distinct uses, these zones are not envisioned as isolated enclaves, but as mutually reinforcing parts of a unified masterplan.
A key ambition of the design is to establish a continuous and dynamic dialogue with the coastal edge. To this end, the masterplan prioritizes direct connectivity to the shoreline while seamlessly integrating the existing sports complex into the larger site strategy. Each zone retains its own character leisure, green infrastructure, urban living, or commercial activity yet contributes to the vitality of the whole through shared networks.
The masterplan also acknowledges the area’s industrial legacy, embedding this identity into architectural language and material palette, while reinterpreting it within a contemporary urban framework. A green mobility spine weaves through all four zones, linking them through pedestrian promenades and landscaped corridors, ensuring fluid transitions and layered spatial experiences.
This integrative approach enhances user engagement across the site, creating a resilient and cohesive urban ecosystem along the coast where sport, business, recreation, and everyday life are interlaced through a common infrastructural and landscape logic.
