Located north of Baku in a region renowned for its resort atmosphere, the project site lies 20 km from Heydar Aliyev International Airport and 40 km from the city center. Set along the Caspian Sea coastline, the site once shaped by Soviet era structures has been reimagined as a contemporary wellness oriented masterplan that responds to modern spatial and experiential needs. Designed as a tranquil alternative to the city’s dense fabric, the development integrates residential typologies, lifestyle resorts, commercial zones, and wellness-focused amenities within a cohesive, nature embedded framework.
The plan is organized into two primary zones: the first is composed of low density villa neighborhoods, while the second accommodates hotels, residences, and an adventure island concept. A significant green buffer separates the entire complex from the main road, housing recreational functions such as horse riding clubs, event venues, outdoor sports fields, and eco-farming areas. These facilities not only enrich the leisure program but also establish a porous green edge that blurs the boundary between built and natural environments.
A commercial spine begins at the entrance and gradually leads toward the marina and the beach, facilitating both access and spatial orientation. On the waterfront, a strategic division of the shoreline distinguishes between two beach typologies: one allocated for villa residents, the other serving the hotel and resort users. Among the coastal programs are a port, a water sports center, and a series of health-focused nodes including spa and detox zones, yoga decks, and infinity pools.
Anchoring the site both symbolically and spatially is the “Horse Gate,” an architectural gesture that honors the region’s equestrian heritage and serves as a point of orientation. Scattered throughout the site are curated experiences that target physical and mental wellness such as adult adventure parks, children’s play areas, healthy and fine dining zones, mud baths, sleep therapy rooms, and open-air fitness circuits. These layered programs come together to redefine coastal living as an immersive, restorative encounter between landscape, memory, and modern design.
