Within the residential zones of the masterplan, two distinct housing typologies villas and residences have been carefully positioned in response to the site’s topographical complexity and existing road infrastructure. This dual strategy facilitates a responsive urban fabric that adapts organically to the land while maintaining optimized circulation and access. The planning encompasses a total project area of 1,038,830 m², with a designated built footprint of 29,146 m².

Informed by a detailed tree survey and heritage zoning assessments, the project confines its built areas strictly to 3rd degree natural conservation zones. Even within these zones, the siting strategy prioritizes ecological preservation, ensuring no trees are harmed. The layout avoids 1st-degree conservation areas altogether, preserving these zones in their natural state with no construction activity.

To further minimize visual disruption and preserve the landscape character, a phased construction methodology was adopted. Each completed phase undergoes reforestation efforts before the subsequent phase begins, promoting both environmental continuity and aesthetic integrity. This sensitive balance between density, openness, and ecological protection ensures a varied residential experience, embedded within a landscape first design logic.
