Located in Istanbul’s Balmumcu district within Beşiktaş, the Kempinski Residences project reinterprets the essence of urban living through panoramic views, modular flexibility, and architectural elegance. Designed with full awareness of its rare position and topographic character, the project offers uninterrupted Bosphorus vistas from every apartment and terrace anchoring the notion of a “free plan, free view” lifestyle.

Far from replicating high-rise typologies, the massing strategy opts for low-rise, horizontally articulated blocks. This approach allows the development to embed itself in the existing urban fabric while framing open green zones and maintaining respect for Istanbul’s iconic silhouette. Building orientations and mass spacing are carefully optimized to prioritize daylight, privacy, and cross-ventilation.

Site Strategy and Architectural Response

The project responds directly to its context by organizing itself as a landscape-driven composition. The topographic logic and sea orientation define the geometry of the layout: each block is positioned to receive maximum sunlight and unbroken views of the Bosphorus. Inter-block distances allow for generous landscaping, while floor heights vary in response to human scale and adjacent buildings.

Rooflines reinterpret the mansard roof form with contemporary expression introducing a dynamic yet composed skyline. This formal gesture not only mediates between tradition and modernity but also adds a new architectural signature to the cityscape.

Design Principles

Residential Freedom and Modularity

Residences are designed as a range of typologies: garden units, terrace suites, duplex penthouses, and view oriented modular apartments. Each type supports the daily rhythm of diverse user profiles, offering flexible planning and functional layouts.

Green Living and Healthy Homes

Ground-floor apartments offer direct access to landscaped gardens and pools, while higher units provide expansive terraces with open views. The design aligns with the “Healthy Home” model, prioritizing daylight, greenery, and indoor-outdoor continuity.

Integrated Lifestyle and Mixed Use

Beyond residential functions, the project incorporates a mix of office, retail, spa & wellness areas, and communal pools for each block. This allows residents to experience both privacy and community, leisure and activity, within walking distance.

Environmental Responsiveness
