A New Urban Fabric Shaped by Cohesive Facades and Integrated Living

Positioned as one of Istanbul’s most ambitious urban transformation initiatives, the New Fikirtepe Project redefines contemporary metropolitan life by combining residential, commercial, educational, and healthcare facilities within a cohesive urban framework. Rising with a series of high-rise residential towers and mixed-use blocks, the project delivers both the density of city living and the comfort of a carefully planned environment, offering breathtaking views and an enriched urban lifestyle.

Urban Context and Access Strategy

Located at the heart of Istanbul’s Asian side, the project is integrated into the existing urban infrastructure through prestigious commercial boulevards and accessible public spaces. By aligning commercial strips with pedestrian axes, the project activates the ground level and connects residential units with shopping, leisure, and cultural amenities.

Architectural Language and Cohesive Facades

SP Architects developed a comprehensive façade model across the entire site, ensuring unity of design at the urban scale. Materials, textures, and colors were studied to achieve visual coherence, while the façade strategies simultaneously emphasized modernity and timelessness. This sense of architectural continuity creates a legible identity for Fikirtepe, transforming it into a recognizable landmark district.

Functional Organization and Parcel Strategies

The project encompasses 10 separate parcels, each developed with a systematic design process that includes concept, schematic, detailed, and implementation projects.
• Parcel 3: 16 residential blocks
• Parcel 5: 4 mixed-use blocks with ground floor retail
• Parcel 6: 6 mixed-use blocks with ground floor retail
• Parcels 10–14–15: 6 mixed-use blocks (2 per parcel)
• Parcel 13: 9 mixed-use blocks with retail base
• Parcel 16: 6 mixed-use blocks with retail base
• Parcel 18: 6 office blocks
• Parcel 19: 3 mixed-use blocks with retail base

Across these parcels, SP Architects carried out concept design, schematic design, detailed design, implementation projects, physical models, and landscape projects, ensuring continuity between buildings and open spaces.

Landscape and Public Realm

The masterplan integrates open spaces with carefully designed landscape interventions. Green corridors, pedestrian boulevards, and recreational areas enrich the living environment while reinforcing connections between blocks. Color alternatives, massing studies, and façade models were evaluated to maintain a holistic balance between architecture and landscape.

Commercial Boulevards and Social Facilities

In addition to residential and office functions, the project introduces Prestige Avenue, a key commercial boulevard that stitches together Parcels 3, 5, 6, and 10 with active retail edges. Two dedicated commercial parcels have been designed with concept-level studies to strengthen the urban economy. Furthermore, social amenity parcels were developed at the master plan scale, including community facilities and public services, reinforcing the project’s role as a complete urban center.

Sales Office

The Fikirtepe Sales Office, designed and executed by SP Architects, acts as a gateway to the project, embodying the same design principles that define the wider development.
