As Istanbul’s northern core continues to densify, this project offers a counter proposal: a fragmented and terraced design that merges landscape, architecture, and the cultural rhythms of Nişantaşı’s refined urban heritage.
Defined by its southern slope orientation, the project unlocks a rare visual corridor to the Bosphorus and city skyline, embedding panoramic views and sunlight into the essence of daily life.
Site Strategy and Urban Response
The project sits atop a steeply sloped site in Beşiktaş’s Teşvikiye quarter surrounded by preserved landmarks such as the historic Ihlamur Pavilion and adjacent urban green pockets. Rather than resist the topography, the masterplan adopts it as a design driver. Building volumes are calibrated to the terrain through stepped massing strategies, ensuring maximum view exposure and a reduced urban footprint.
The immediate context brings together a unique blend of healthcare institutions (American Hospital, Acıbadem), heritage landscapes, boutique commerce, and academic anchors. The site is also exceptionally connected: major metro, funicular, ferry, and bus links converge within walking distance, positioning the project as a mobility node within Istanbul’s rapidly evolving transit network.
Design Principles
Terraced Living, Fragmented Massing
A system of cascading blocks is employed rather than singular monolithic towers. This fragmentation allows the architecture to breathe integrating open terraces, layered courtyards, and green roofs into each volume. The orientation of each mass responds to Bosphorus views and solar gain.
Green Integration and Environmental Strategy
Landscape is not an afterthought but a structuring principle. Natural topography is preserved, and vertical green systems are used to soften built edges. Passive design strategies prioritize cross-ventilation, solar orientation, and shaded transitions contributing to the project’s environmental performance.
