Located in Teşvikiye, Beşiktaş, at the intersection of Nişantaşı, Fulya, and Beşiktaş, Nişantaşı Koru Residences is a contemporary residential development designed by SP Architects that redefines urban living through an integrated approach to architecture, landscape architecture, and urban design. Positioned on one of Istanbul’s rare south-facing hillsides, the project transforms a challenging topography into its greatest asset, creating a residential environment that maximizes Bosphorus views, daylight, and green continuity.

Rather than introducing a conventional residential block, the project proposes a fragmented and terraced composition that follows the natural slope, minimizing its visual impact while strengthening the relationship between architecture, landscape, and the surrounding urban fabric. Inspired by the cultural identity of Nişantaşı, the project combines contemporary living with the character of one of Istanbul’s most distinguished neighborhoods.

Designing with Topography

The site’s steep southern slope is embraced as the primary design driver. Instead of resisting the terrain, the architecture follows its natural contours through a series of cascading residential volumes that maximize panoramic Bosphorus views, daylight, and natural ventilation. This stepped configuration reduces overshadowing, preserves visual corridors, and creates a layered urban silhouette that responds sensitively to Istanbul’s hillside morphology.

Landscape and architecture are conceived as a continuous system. Green roofs, planted terraces, and outdoor living spaces become natural extensions of the buildings, reinforcing biodiversity, improving environmental performance, and strengthening the connection between residents and nature.

Context, Connectivity and Urban Life

Located within walking distance of Ihlamur Pavilion, the American Hospital, Acıbadem Hospital, and the commercial streets of Nişantaşı, the project is embedded in one of Istanbul’s most established urban environments. Heritage, healthcare, commerce, education, and public life coexist within a compact and highly walkable neighborhood.

The development also benefits from exceptional accessibility through metro, bus, ferry, and funicular connections. Pedestrian routes connect different levels of the site while strengthening relationships with surrounding streets and public spaces, allowing the project to become an integrated part of the existing urban fabric rather than an isolated residential enclave.

Contemporary Residential Architecture

The architectural language reflects the refined identity of Nişantaşı through carefully proportioned volumes, elegant material selections, generous terraces, and subtle façade articulation. Fragmented massing replaces monolithic construction, creating a more human-scaled environment where privacy, openness, and landscape coexist.

Passive environmental strategies—including solar orientation, cross ventilation, shaded outdoor spaces, and preservation of the site’s natural topography—support long-term sustainability while enhancing everyday comfort. The project demonstrates how residential architecture can balance environmental responsibility with contemporary urban living.
