Located on the southern edge of the Karaburun Peninsula, the Mormarin project by OYAK Yapı introduces a high end residential vision that harmonizes sea oriented luxury with ecological sensitivity. Nestled within a site that overlooks the Aegean coastline and is surrounded by endemic flora, the project reinterprets coastal living through a landscape first approach.
The region is renowned for its rich biodiversity hosting over 21 species listed by the IUCN, including seasonal narcissus blossoms celebrated annually through local festivals. More than 70 varieties of purple-hued flowers also thrive in the area, making the site a botanical habitat of cultural and environmental significance.
The masterplan responds to the site’s sloped topography, natural sightlines, and existing landscape features such as olive groves, centuries old trees, and designated nature reserves. The layout avoids construction on ecologically sensitive zones, preserving ridge lines and enhancing green belts through afforestation and vista sensitive placement of villas.
One prominent peak shapes the upper edge of the site, with a natural gradient sloping eastward providing panoramic views of the Aegean Sea. Villa clusters are meticulously positioned to maximize visual access to the sea, while remaining integrated into the green infrastructure.
Mobility and Circulation Logic
The circulation strategy prioritizes separation of residential and visitor movements, ensuring a tranquil and private living atmosphere:
• A peripheral vehicular loop encloses daily use facilities, granting direct access for visitors without penetrating the core living zones.
• A central green pedestrian corridor cuts through the site, connecting the villas to the coastline with a series of leisure trails and rest points.
• Along the southern boundary, an extended recreational band lines the waterfront, interweaving beaches, marina piers, and day-use commercial nodes via bicycle and walking paths.
• Marine access is provided through both yacht and ferry terminals, establishing alternative, sustainable transportation modes.
Overall, Mormarin is envisioned as a self-contained, ecologically responsive living environment where landscape, architecture, and infrastructure form a continuous narrative of elevated coastal living.
