Strategically located in the heart of Ümraniye, one of Istanbul’s most active districts, Kiler Ümraniye is a mixed-use development positioned at the intersection of key commercial hubs such as IKEA, Buyaka, and Meydan AVM. The project unfolds through a three-phase masterplan that integrates high-rise residences, community oriented housing, and retail zones across a hierarchically structured urban fabric.

The site planning strategically places commercial squares along the perimeter, drawing energy from adjacent avenues like Çırağan and Alemdağ. High-rise residential towers rise above the commercial podiums along the outer edge, offering expansive views of the forest and city, while low-rise residential blocks facing internal green courtyards cater to family oriented living.

Urban Integration and Accessibility

The project offers direct connections to public transportation, including the Çakmak Metro Station and multiple bus and minibus routes. Private vehicular access is enhanced by direct links to E-5, the Şile Highway, and the Second Ring Road. The site’s natural topography has been used to provide leveled access: parking entrances are aligned with Çırağan Avenue, while inner vehicular routes are accessed via Alemdağ Avenue.

Programmatic Zoning and Residential Typologies

Each housing typology is tailored to its target demographic: compact 1+1 and 2+1 residences aimed at younger users are positioned on the outer ring and above commercial podiums, while larger 3+1 and 4+1 units are situated in the more protected inner zone, aligned with the courtyard-facing site typology.

The site is organized in three distinct phases: the outer edge composed of retail and residential blocks (Phases 1 and 3), and the inner zone designated as a community phase (Phase 2), centered around a landscaped public hub.

Landscape Strategy and Public Space

The organic landscape design features green corridors, water elements, and porous hardscape surfaces. Open spaces along commercial streets create vibrant retail fronts, while internal courtyards offer calm and private zones. An allocated park area on-site has been fully integrated into the landscape strategy to support ecological continuity and user well-being.
