Located along Barbaros Boulevard, one of the most prominent arterial roads in Istanbul’s Beşiktaş district, this mixed-use project offers a contemporary urban living model by integrating residential, commercial, office, and social functions within a single architectural composition. Its placement within the central business district transforms the project from a mere building into a vital urban focus that establishes dynamic relationships with its surroundings.
Urban Context and Spatial Configuration
The project’s site selection was guided by its proximity to viaducts, intense pedestrian circulation, and the visual impact on the city skyline. Accordingly, the design is structured around three main components: a base level that houses commercial and social amenities, and three towers rising above it two dedicated to residences and one to offices.
The residential towers are placed on the rear side of the site to capture panoramic views of Istanbul. Their curved façades and integrated sky gardens establish a strong visual and spatial relationship with the landscape, offering residents outdoor spaces that merge architecture with nature. These garden terraces also provide intimate, green areas that enhance the everyday living experience.
Programmatic Strategy and Architectural Approach
The project’s base incorporates a diverse array of commercial units ranging from dining and retail to service functions. These areas are not only tailored to meet the needs of the residents and office users but also designed to activate the public realm by engaging with the city’s pedestrian flow.
The office tower is situated between the two residential blocks, forming a transitional element in the vertical hierarchy of the complex. This configuration allows for a permeable and interactive ground plane that encourages movement and interaction throughout the site.
Social Amenities and Green Infrastructure
Social functions within the project include an open and indoor swimming pool, a fitness center, and a supermarket, providing holistic lifestyle support. The open-air pool is located atop the commercial base, offering a scenic and elevated recreational space, while the fitness center on the lower level opens out to a lush green backdrop.
The landscape strategy goes beyond the internal courtyard to propose a seamless integration with the existing green networks of the area. A 15-meter-wide linear green axis is introduced between the project and the adjacent viaduct, transforming a previously fragmented zone into a new public square and reinforcing the building’s connection to the city. At the rear, this green layer is extended to envelop the social amenities in a natural setting, merging the building into its broader urban and ecological context.
Mobility and Accessibility
Situated at a highly accessible location within Istanbul, the project benefits from direct connections to public transportation options such as metro, bus, and ferry routes, as well as vehicular access via major roadways. The existing circulation pattern has been preserved and adapted to accommodate new functions including VIP entrances, drop-off zones, and underground parking, ensuring efficient movement for all users.
