Positioned at the intersection of Istanbul’s most critical transportation axes including the E-5 Highway, Kadıköy-Pendik Metro Line, Marmaray Suburban Line, and Bağdat Avenue the Oyak Dragos Mixed Use Project redefines urban living along the Marmara shoreline. Framed by expansive sea and island views and anchored by the Dragos Hill landmark, the project emerges as a strategic node within the rapidly transforming Maltepe-Kartal region.

Designed in line with the 1/1000-scale Maltepe E-5 South Implementation Plan, the southern edge of the site is reserved for a health facility and public park through expropriation. This decision generates a threshold that links the development with a larger public landscape, strengthening its civic role within the neighborhood. The masterplan responds to this urban interface by embedding the project in a rich infrastructural fabric, bordered by Tugay Yolu Street, a newly planned internal road, and significant arterial junctions.

In response to the site’s limited green space and the saturation of surrounding real estate projects, the architectural strategy aims to transform constraints into opportunities. The project differentiates itself by offering a multifunctional program that combines residential, office, retail, and recreational uses. This mixed-use composition not only caters to a diverse demographic but also ensures continuous urban vitality throughout the day and night.

Spatially, the layout prioritizes sea views, orienting all masses to capture the Marmara panorama. Commercial blocks are placed along the main road, allowing public permeability, while office entrances are organized on the west side. Residential units and their communal amenities are positioned in the quieter southeastern edge, creating a layered privacy gradient. High rise blocks take advantage of the topography and long range vistas, establishing a landmark presence on the skyline.

The distribution of functions across the built area reinforces this programmatic balance: 65% residential, 32% office, and 3% retail. The resulting urban scheme sustains a dual rhythm functioning as a business hub during the day and a vibrant living community at night, supported by integrated social and commercial infrastructure.
