Occupying one of the defined parcels of the 3.73 km² Oyakkent Master Plan an ambitious urban vision within the Istanbul macroform this project represents the interface between urban experience and brand representation. As a mixed-use structure composed of residential, commercial, and sales office functions, it acts both as a living space and a communicative hub that narrates the identity and future of Oyakkent.

The architectural configuration connects a mid-rise residential block with a commercial base, integrating programmatic layers across two ground levels. Social spaces and sports facilities are placed strategically within and around the building’s rear façade, forming a soft transition into more intimate green pockets. The square-facing commercial level features retail, F&B units, and pedestrian access, while a recessed upper tier accommodates outdoor terraces and seating platforms.

Designed with LEED standards in mind, the project emphasizes transparency and daylight. The sales office located prominently within the complex is a three story structure with an internal ramp that guides visitors across a journey of information, representation, and spatial engagement. Functions include meeting rooms, exhibition spaces, sample apartments, a skylit model zone, and administrative offices. Visual continuity is ensured through the central void, which links all floors around a single representational core.

The spatial separation between residential and commercial entrances allows simultaneous yet independent access to each program. Parking, both open and underground, is distributed according to user flow: guests approach from the main road, while residents and staff access the inner courtyard via designated ramps and drop-off points.

This hybrid hub not only facilitates sales and marketing but also contributes a civic presence to the master plan. It becomes a hinge that introduces the project to the city, spatializing identity through program, light, and form.
