Located at the intersection of Yenibosna Bazaar and the metrobus stop, just north of the D-100 highway, the project redefines the urban fabric of Bahçelievler with a layered approach that integrates commerce, housing, and public space. Inspired by the concept of a city center, the scheme combines street level shops, articulated facades, and cafes directly engaged with the pedestrian axis, transforming the site into a vibrant urban core.

Urban Context and Accessibility

The project benefits from its strategic position along Yıldırım Beyazıd Avenue, ensuring pedestrian access for metro, metrobus, and bus users, while vehicle access is resolved through the D-100 side road and Bahargülü Street. Pocket parking and drop-off points are integrated into the internal circulation, ensuring a seamless flow between commercial and residential uses.

Functional Organization and Program

Ground floors are fully dedicated to commercial functions, extending along the main street axis and descending toward the park level through a stepped plaza. This dual level retail continuity enhances the area’s economic capacity and creates an active urban edge. Upper levels are reserved for luxury residences, positioned above a vibrant commercial base, ensuring privacy while maintaining direct connection to the city.

Spatial and Landscape Strategy

The central plaza welcomes users arriving from the metrobus stop, leading them first into a shared urban platform at different levels and subsequently into a landscaped public square. Integrated parks at the northern and southern edges enrich the public realm, transforming open spaces into key gathering points. Hardscapes, timber decks, reflection pools, and shaded lawns with trees create an atmosphere that blends comfort with nature.

Circulation and Connectivity

Vertical connections between +17.80 (street level) and +13.50 (park level) are provided through stairs and elevators, ensuring commercial continuity across levels. Pedestrian-friendly circulation links commercial units, plazas, and residential entrances in a holistic manner, while separating vehicular and pedestrian flows.

Toward a Contemporary Urban Core

Through its integration of plazas, green areas, and luxury housing above a strong commercial base, the Yenibosna Mixed-Use Project introduces a replicable urban model that reimagines the concept of a city center, fostering vibrancy, accessibility, and resilience.
