Positioned within Istanbul’s prominent Maslak district, the Ege Yapı project emerges as a contemporary office structure that consciously differentiates itself from the monolithic character of its surroundings. Designed to be perceptible from both Büyükdere Avenue and Eski Büyükdere Avenue—two major urban arteries—the building reorients the conventional office layout by embracing openness, visual permeability, and environmental responsiveness.

Oriented toward the southeast, the project capitalizes on the unobstructed green corridor between Windowist Tower and Park Plaza, where the absence of high-rises offers both sunlight and panoramic views. This strategic orientation not only enhances the internal spatial quality but also establishes a visual identity distinct from the dense office texture around. In contrast, the north and northwest façades, which are adjacent to surrounding buildings, are reserved for core and service areas, optimizing functional zoning based on view quality and daylight.

Urban wind simulations indicated prevailing gusts from the northeast and north, particularly accumulating near the Park Plaza façade and impacting comfort at ground level. In response, the commercial units surrounding the open courtyard are shaped to function as a wind-buffered public plaza. This configuration creates a microclimate that mitigates harsh winds and noise while providing sunlit, comfortable, semi-public spaces shielded from the heavy vehicular traffic.

The sectional logic of the building integrates a passive environmental system: roof forms of the commercial units and the elevated second floor slab of the office block facilitate air circulation through a controlled double-skin façade. Fresh air is drawn through the façade cavities and exhausted at the rooftop and secondary openings, ensuring natural ventilation, acoustic buffering, and thermal performance all while maintaining transparency.

With its breathing envelope and adaptive spatial configuration, the Ege Yapı Maslak project not only achieves high environmental standards but also introduces a new language of office architecture one that blends seamlessly with its green surroundings while offering comfort, visibility, and distinction.
