Urban Context and Location
Kalbajar, located in Azerbaijan’s Karabakh region, is renowned for its breathtaking natural scenery, historical richness, and the healing waters of Istisu springs. Following the restoration of Azerbaijan’s territorial integrity in 2020, the city has entered a reconstruction phase and is emerging as one of Karabakh’s hidden gems. The project site is strategically positioned within the commercial zone of Kalbajar’s new master plan, surrounded by parks, residential quarters, a school zone, and in close proximity to a major urban park. This location enables strong commercial and social interactions, supporting the creation of a dynamic and livable urban environment.
Program and Functional Diversity
Inspired by the enchanting mountain landscapes, the project combines multiple urban functions: a restaurant offering gastronomic and event experiences, a boutique hotel that brings comfort and hospitality, a shopping mall that fosters a vibrant social atmosphere, and retail units that strengthen economic activity in the region. All functions are designed in harmony with the surrounding nature, aiming to create both aesthetic and functional richness.
Circulation and Spatial Organization
The circulation scheme prioritizes intuitive and fluid movement across the site. Visitors are welcomed at a central entrance zone, which directs them towards key functional areas. Spacious corridors link the boutique hotel, while the shopping mall and retail areas encourage exploration through dynamic flows. Separate pedestrian paths and vehicle routes ensure safety and accessibility, with convenient parking solutions. The Commercial Center incorporates an open circulation system where bay windows act as exterior corridors. Two main buildings are connected by bridge corridors, ensuring seamless movement and enhancing both functionality and aesthetics.
Landscape and Social Spaces
The design integrates a modern children’s park, a decorative pool, open parking facilities, and extensive green areas, offering a lifestyle closely connected with nature. These spaces provide opportunities for relaxation, play, and social interaction, positioning the development as not only a commercial hub but also a community oriented public space.
Architectural Identity and Façade Design
The façade design draws inspiration from the region’s traditional architecture, reinterpreting arched forms with a contemporary language while utilizing local materials. Bay windows, a defining feature of Kalbajar’s architectural heritage, are incorporated to add visual depth, provide shade, and enhance climatic adaptability. These elements celebrate the cultural identity of Kalbajar while contributing to a modern architectural expression.
