A Tropical-Urban Encounter at the Edge of the Sea
Situated in Istanbul’s Florya district between the Marmara coastline, urban woodlands, and metropolitan arteries Nivak Florya offers a residential experience that blends fluid architecture with immersive landscape. Defined by a dual-phase concept, the project draws inspiration from tropical ecologies and natural gradients, articulating its design through two thematic stages: the Forest Phase and the Flow Phase.
Responding to both urban pressures and ecological potential, the masterplan is shaped by the idea of continuous movement of light, people, water, and terrain. From wide balconies to curved circulation paths, the architecture embraces fluidity, while the landscape softens built edges through terraces, reflection ponds, and dense vegetation.
Site Strategy and Contextual Response
The project occupies a privileged location within walking distance of the Marmara Sea, Atatürk Urban Forest, and Küçükçekmece Lake three major components of Istanbul’s ecological framework. Its adjacency to Aqua Florya, Güneş Beach, and the historical Atatürk Marine Mansion enhances its recreational value, while its immediate access to the D-100 Highway, Sahil Yolu, and Florya and Airport Avenues positions it at the nexus of mobility and leisure.
Rather than imposing a singular architectural language, the project adopts a dual stage system. The Forest Phase unfolds as a green enclave, enclosed in dense planting and organized around a biological lake, while the Flow Phase stretches in rhythmic sequences defined by curved terraces, reflection pools, and blue pathways that weave together circulation and form.
Design Principles
Ecological Structure and Blue Infrastructure
The project’s defining blue spine functions as both circulation and identity. It visually and physically connects every residential block to the central water body. Reflection ponds serve dual purposes: microclimate moderation and spatial orientation. Terraces cascading from housing units establish direct links with nature, transforming private space into a landscape extension.
Tropical Atmosphere Through Form and Planting
The Flow Phase embodies architectural softness dominated by sinuous forms, expansive balconies, and biomorphic patterns in both hardscape and vegetation. The use of dense canopy trees, layered planting, and natural ground cover mimics forest structures and brings shade, texture, and sensory richness.
Topographic Integration and Spatial Surprise
Instead of flattening the terrain, the design embraces the site’s elevation changes allowing for split levels, asymmetric compositions, and unexpected spatial openings. This approach fosters a dynamic aesthetic while encouraging exploration and layered privacy.
Mobility and Accessibility
The development is integrated with Istanbul’s high-capacity transit system—Marmaray, metro, and metrobüs—making it highly accessible for both residents and visitors. Its proximity to Atatürk Airport enhances its regional relevance while future-proofing it as a lifestyle-oriented node within Istanbul’s western corridor.

Nivak Florya proposes a contemporary form of retreat not one that isolates, but one that reconnects.
