Strategic Position and Regional Context

Situated in Al Bustan district on the eastern edge of Muscat, the project occupies a highly visible coastal site overlooking the Gulf of Oman. Framed by the iconic Al Bustan Palace and supported by an existing network of luxury tourism infrastructure, the location combines regional prestige with proximity to the city center and airport via the main arterial road. Despite this accessibility, the project zone remains relatively isolated ideal for a calm and exclusive development.

Topographic Integration and Climatic Responsiveness

The concept design embraces the steep sloping terrain as a key asset, minimizing excavation while maximizing sea views from all units. Each building is placed to respond to prevailing winds and sunlight, informed by environmental simulations. The layout ensures privacy between units by controlling visual access, enabling a balance between openness and seclusion.

Programmatic Diversity and Phased Growth

The project introduces a layered hospitality program consisting of a 5-star hotel, a resort zone with villa accommodations (2+1, 3+1 units), and a conservative lodging cluster. The site is organized by a tiered road network that enables vehicle and pedestrian access at all levels. Future expansion areas are reserved for a second hotel phase, with infrastructure already anticipated in the current plan.

Anchoring the Arrival and Framing the Sea

The main hotel, accessed directly from the regional road, serves as the visual and programmatic gateway to the entire development. It houses core functions including reception, administrative offices, meeting and congress halls, religious and wellness areas. The design emphasizes the visibility of the overall masterplan from the sea, strengthening its presence as a coastal landmark.

Waterfront Activation and Yacht-Oriented Commerciality

Facing the gulf, a series of restaurant pavilions activate the waterfront edge. These venues are designed to serve both hotel guests and visitors arriving by yacht. Their flexible structure allows for seasonal or commercial adaptation, contributing to the economic sustainability of the project.
